Site Plan Approval Process Manual

Township of Johnson Council meeting dates

The Township of Johnson Council meets on the third Wednesday of each month. This may vary due to summer months, holidays and weather conditions. Please call the Township Office at (705) 782-6601 ext. 203 to confirm the dates.

Applications must be received no later than noon on the deadline date. Incomplete applications will not be accepted.

Site plan review process

Application form: A paper copy of the Site Plan Application is available at the Township office or on the internet site of (click on the RESOURCES in the top menu bar and choose Forms & Information and then scroll down to “Site plan applications”)

Pre-consultation (internal): The applicant should pre-consult with Glenn Tunnock, Township Planner prior to submitting the application to the Township Office. He may be reached at 613-464-8807 or by email at

Submitting a completed application: The Applicant must submit a properly completed application along with detailed site plan drawings and a key map. Three signed copies are required for submission.
The Applicant is to pay the fee of $1000.00 at the time of submission to the township office.
Incomplete applications will not be processed to the next step and may be returned to the Applicant at that time.

Pre-consultation (Council): Applications deemed to be completed will be added to the next regular Council Agenda, for Council review. Attached, is the regular meeting schedules.

Planner review: The Application will be forwarded to the Township Planner with Councils observations/notes for the process of a Planning Report. If deemed that the application is complete, the Planner will draft an Agreement for approval by the Township of Johnson Council. The Planner will usually confirm the details of the proposed development with the applicant as part of the consultation process.

Council approval: The draft Site Plan Agreement will be taken to a regular Township of Johnson Council meeting for approval. Please note the attached meeting dates and deadline for addition to a Council agenda – to be used at this step only. The applicant will be entitled to review the draft agreement and suggest changes where appropriate.

Signature: The Applicants will attend the office to sign the approved Site Plan Agreement and receive a copy of such.

Registration: The Township of Johnson will register the Site Plan Agreement on title against the Applicants property.

The fee of $1000.00 is for the Site Plan Agreement only. Other permits i.e. building, culverts etc., are in addition to the fee of the Site Plan Agreement. The Township Staff and Planner will endeavor to complete the above process within 60 days. The onus may be on the Applicant to get the required items on a timely manner to flow the process in the most efficient manner.
